 Unfortunately in Costa Rica inexpensive beachfront is very hard to find, specifically titled fee simple beachfront. Over 90% of the direct beachfront in Costa Rica is concession property which most foreigners don’t feel comfortable with owning. (Ownership Details) For titled beachfront you can figure on anywhere from $500-1200 a square meter. This is one of the reasons why you see few developments other than condos on the beach in Costa Rica. Anyone purchasing property on the beach in Costa Rica needs to build vertically for it to pay off. By now you probably know that Jaco Beach is one of the few places where the beachfront is titled and one of the reasons why you see developments here. A 2 bedroom beachfront condo is going to start in the mid to high $200s, but the opportunity for homes is much more limited. Titled beachfront homes in Costa Rica are typically going to range anywhere from $500,000- $2,500,000. Let’s face it that is not the budget most people have in mind, but the good news is you can find homes that are 200 yards from the beach as low as $199,000.
