Visit Costa Rica and one of the first things you notice is how warm and friendly the people are here. What’s also great about the population in Costa Rica is there is great diversity, with people from all over Central & South America, as well as expats from North America and Europe....... In fact, it’s so diverse you might be very surprised to learn there are even some people in Costa Rica who are actually from another planet. While I’m not entirely sure what planet they are from, it is obvious to me in their odd behavior. Most of them own multiple properties in Costa Rica and often are looking to sell one of their properties at a price that is ridiculously above value. But the most frustrating are the one’s who appear to be aggressively priced, only to later prove they are completely non-negotiable or in some cases decide to raise the price once they receive an offer.
Listen if you are not from this planet, I have no problems with that, but let me offer those of you some strong advice. If you are selling a property in a buyer’s market, make sure you are dealing with a professional who can accurately access your property and provide you with real comparables, take that information and accept current market conditions. More importantly if you are in need of making an immediate sale and have a drastic price reduction or extremely aggressive price to sell, ALWAYS allow at least 5-10% room in your price for negotiation, NEVER list your absolute bottom line price. This is a buyer’s market and whatever price you list a property for, buyer’s struggle with the psychological part of paying the listing price no matter what kind of value they are getting. There are some great values in Costa Rica real estate right now, hopefully the property you fall in love with isn’t being sold by someone from another planet!
